The most recent takes place at 24 Leonard Street, where a nondescript, four-story parking garage has been incorporated into a nine-story condominium development. A recent site visit shows that the new project is pretty much done and its design by BKSK Architects elegantly adds to one of New York's most architecturally rich neighborhoods. The interior designer of the palatial homes was the award-winning firm of Pembroke & Ives. The same firm behind the residences of 212 Fifth Avenue, 1010 Park Avenue, and the Park Loggia.

Incredibly, all seven residences in the building were sold without ever being publically marketed. The least expensive closing was a second-floor home that went for $9,718,000. The priciest was a penthouse that sold for $23,961,300. Furthermore, we have our first peek inside the discreet development: its 3,393 square foot 4-bedroom Penthouse E now available for rent for $45,000/month.

According to the listing, courtesy of Compass, PHE is the only available space coming to market in the building. The building sits on a beautifully-preserved, Belgian-blocked section of Leonard Street, a block west of 56 Leonard and its incoming Anish Kapoor sculpture. PHE offers more than 4,000 square feet of indoor and outdoor space. On the first level, there is a nearly 50-foot long, 14-foot deep terrace. In case that's not enough, the master bedroom on the more private second level has a 26-foot-long terrace overlooking the block's rear courtyard.

Besides its immense size, other features of the home include floor-to-ceiling windows with exposures to the north and south, a fireplace, a chef's kitchen fitted with Gaggenau appliances and a single slab marble island, and four bedrooms all with en-suite baths. The master has two walk-in closets and a windowed master bath with city views. Common amenities in the building (shared by just six other units) include a full-time doorman, cold storage, bike storage, gym, and an automated parking garage.

Developer Charles Dunne bought the garage for $25 million in 2012 and took the helm of the conversion. As 24 Leonard Street is located on a cobblestoned street just outside Tribeca’s historic districts, permission from the Landmarks Preservation Commission was not required. However, the final design by BKSK Architects is eye-catching without being disruptive or incongruous. The acclaimed architect's previous Tribeca work at The Hubert, 11 Beach, and 77 Reade Street is undoubtedly an influence here, but the façade is most reminiscent of 25 Bond Street, another BKSK building and CityRealty’s #1 Noho condo.
